About Our Flat Fee MLS Service

  •   Pay $99 for a 6 month Flat Fee MLS Listing or $150 for a 1 year Flat Fee MLS Listing (residential, commercial, or land), rentals are $99 for 1 year. Add approximately 30-40 photos per listing. The 1 year Flat Fee MLS Listing includes the option to take your home off the market and re-list any time during the year and a web address that forwards directly to your listing. There are NO OTHER FEES due to us.

  •   When placed in the Massachusetts' MLSPIN or New Hampshire's NEREN Multiple Listing Services, over 30,000 real estate agents and unlimited buyers have direct access to your MLS listing. It will also be automatically submitted to 3rd party real estate sites such as, Trulia, Zillow, Homes, Yahoo, etc., and local realtor sites.

  •   You choose the buyer's real estate agent's commission rate, typically 1-3 percent of the sale price. Rentals are typically a 1/2 months rent or you can have the tenants pay their own agent. Request the average buyer's agent rate for your area with your order if you need help choosing what to offer.

  •   When a buyer/tenant contacts us via email we promptly forward their information to you. If they reach us by phone or voicemail they are directed to our brokerage site ( where they can find your contact information and an online showing and offer form. Agents will see your contact information on the MLS with instructions to call you directly. We also have a feedback request form you can send after showings.

  •   Sell your property to a buyer with a real estate agent and pay a commission of your choice or directly to a buyer without an agent and pay no commission at all.

  •   Share your listing on many social networks like Facebook, Twitter, Pinterest, or Wordpress from our brokerage site. Simply navigate to your listing's page and click the social media icons to share.

  •   Your home will be listed in the MLS by an experienced local real estate broker (Lisa Berry Properties), not an impersonal large Flat Fee MLS Listing company. Lisa has been a full-time real estate agent since 2001.

What is a Flat Fee MLS Listing?

A Flat Fee MLS Listing refers to the practice in the real estate industry of a seller entering into an "limited service agreement" with a real estate broker who accepts a flat fee instead of a percentage of the sale price for the listing side of the transaction. A Flat Fee MLS Brokerage lists the property for sale in the local multiple listing service (MLS) without the added tasks or representation that is typically provided by a seller's agent. The seller handles the sale from showings to closing, as if it were a "For Sale by Owner". This type of listing is also known as a Limited Service Listing, Entry Only MLS Listing, or a For Sale by Owner MLS Listing.

The benefit of a Flat Fee MLS Listing is that you get the same exposure that the real estate professionals do, while eliminating the listing side of the commission. The seller saves half of the traditional commission and maintains complete freedom to sell on their own. In some cases, the seller pays NO commission and sells their home directly to a buyer without an agent.
